My impression is that Joan may not have a lot of experience, especially with houses that aren't already perfect. Here's my story: I was trying to sell a rural country house for less than $200k. I spoke with Joan, we talked through the online listing. After Joan charged me $175 and scouted the house out, she called me to basically tell me that the property was beneath her. All she did was criticize the house and didn't offer much in the way of constructive criticism. She didn't express any willingness to even work with us after seeing the house. I acknowledge that the house is not in perfect shape, but it's nowhere near as bad as Joan made it sound on the phone. Her tone was snobby and her feedback was pure criticism rather than trying to be helpful. I was very offended. Mind you, this is a house in a rural area for less than $200k. This is not a $500k- plus South Jersey McMansion. She required a check of $175 up front which we provided in good faith that she'd be willing to work with us. Instead she kept my check and told me the house wasn't worth her time. Unless you have a perfect, blank "canvas" for Joan to work with, don't bother. Any experienced businessperson would have had more tact in delivering this news than Joan did.
